Definition : Maintenance logbook

Document prepared by a qualified professional — a member of a professional order authorized under the Regulation establishing various rules respecting divided co-ownership — whose purpose is to record, describe, and plan the maintenance of the building. The maintenance log includes an inventory and description of the common portions and the materials, systems, and equipment that compose them, as well as those installed in the private portions for which the syndicate is responsible for maintenance. For each item, it specifies the installation date, the type and frequency of required maintenance, the routine repairs performed, the contracts entered into, the active warranties, and, where applicable, the inspection or expert reports. The maintenance log also provides an assessment of the condition and remaining useful life of these components, along with a description of the major repairs and replacements to be carried out over a minimum 25-year period, indicating the estimated year of execution for each.

 WHAT YOU SHOULD KNOW !  Signed and dated by its author, the maintenance logbook forms part of the register of co-ownership and must be made available to any co-owner upon request.
